1. Discovery & Research

Exploring display homes, meeting builders and walking across blocks of land are important steps in the research phase of your new home journey. Building a new home is a significant investment, so it makes sense to be diligent about reviewing your options and consulting experts. Take the time to use the resources available to you – interactive websites, visualization tools and face to face conversations with consultants.


2. Compare Quotations

You will quickly collect a mountain of information along your discovery trail. The key is to devise a system to personally rank each option according to your priority list, so you don’t get too lost! Each builder will have a different set of inclusions and a seasonal promotion on offer. Comparing them side by side to check what works for you will give you a clear picture of what options you have available for your budget.


3. Secure Your Decision

Once you have made your decision, whether that be for a home build on your already purchased block of land or a turn key house & land package, you will need to pay a deposit to the builder to secure the price and start date. It is worth taking the time to read the fine print to understand whether this deposit is refundable and what other terms and conditions are involved.


4. Agree On Details

Depending on individual builder processes, you may be invited to a product selection appointment to choose the upgrades, colours and finishes for your new home. Most builders will have an interior stylist to help you with your selections, but it does pay to have some ideas on the ‘look’ you are going for. Once your selections have been made it will be time to sign your building contract and get the construction process started.


5. Watch Your Dream Home Come To Life

It can take up to 12 months to build a new home, depending on various factors such as building size, design complexity, developer requirements and even the weather can make a difference. The key stages of the process are: site preparation, base stage, frame stage, lock-up stage, fixing stage, completion and settlement, which all correspond to the stages as outlined in your signed building contract.
